Advanced Accounting for Land Investors – Beta

Every morning at 6:30 a.m. Eastern, I get this text. It shows me today’s Portfolio (Loan) balance, yesterday’s balance, and the percent of change.

Like clockwork, this text shows up come rain or shine. Every morning, I wake up knowing the exact principal balance of my loan portfolio. I wish I could say this text just appears, but it doesn’t. There are a lot of back-end scripts that pull this little data together. Here’s what’s happening.

Every morning at 5:00 a.m. Eastern, a script logs into GeekPay and downloads our Portfolio Report. The reports are stored in Dropbox and named with the current date. They allow me to record every loan’s daily principal balance.

At 5:05 a.m., another script runs to ensure the first script works. If it did, my VA in the Philippians gets an email saying, “All good.” If not, it tells her the file is missing. This notification lets her know she needs to get it. She receives the email on Weekdays; I get it on weekends.

The file has only been missing once. Like clockwork, I’m telling you!

Then, at 6:30 a.m., another script runs, adding up the GeekPay numbers, compares today to yesterday, and then generates the text message.

It’s easy, right? It took me a while to figure this out, but now I am ready to teach you.
